Chindata’s AI-ready, low-PUE infrastructure offers exceptional asymmetric upside, but ByteDance concentration, leverage, and international capex execution make the risk profile unusually demanding.
Overview
Chindata was a pan-Asian hyperscale infrastructure operator built around a “front-shop, back-factory” model: customer interfaces sit near economic centers while power-intensive computing is placed near lower-cost energy. Its 945 MW mid-2023 portfolio comprised 765 MW in China and 180 MW internationally, with 730 MW in service and 80% overall utilization. **The asset platform combines unusually strong operating economics with a major concentration risk:** ByteDance represented 81.7% of revenue in 2020, 83.2% in 2021, and 86.3% in 2022. Q2 2023 revenue rose 49.7% year over year to RMB 1,553.8 million, while adjusted EBITDA increased 49.9% to RMB 816.1 million, producing a 52.5% margin. Bain Capital took the company private in December 2023 for $8.60 per ADS and subsequently separated the assets. Chindata China was sold for RMB 28 billion, approximately $4.0 billion, while Bridge Data Centres is being marketed at an estimated $5.0 billion valuation. The principal catalysts are AI demand, HEC’s onshore integration and contract wins, and international asset monetization; leverage and execution remain important constraints.
