Overview

Elme Communities (formerly WashREIT) is a Maryland REIT that pivoted in 2021 from a mixed office/retail/residential portfolio to a pure-play, value-oriented multifamily strategy focused on middle-income renters. By early 2026, however, the company entered a terminal phase: it is executing a shareholder-approved Plan of Sale and Liquidation and now reports on a liquidation basis, meaning the investment case is about net realizable value and distributions rather than ongoing FFO growth. A major milestone occurred in November 2025 with the $1.606B sale of 19 properties to Cortland, enabling repayment of substantial debt and an initial liquidating distribution of $14.67/share (paid January 2026). Remaining investor value is tied to monetizing the “stub” portfolio (ten assets) and distributing an estimated additional $2.35–$2.80/share, with outcomes driven by sale prices, timing, and wind-down execution.
